Assessment Objective To produce a comprehensive building report for a residential development following the completion of an extensive property investigation into construction technologies, environmental considerations and relevant town planning issues. Assessment Overview You have been provided with a set of plans for 25 (Lot 471), Units A – C Raleigh Street, Carlisle. The buildings are double brick and colorbond roof construction. This assignment will assess your ability to obtain all the relevant information available for your residential development and confirm that the building complies with all the physical and legal requirements. You will be required to demonstrate your knowledge of building construction by describing the methodology, construction sequence, main building elements and the materials used in completing the project. You will be required to estimate the replacement cost of the buildings and landscaping. Under no circumstance are you to contact the Designer or Developer for the project. Additionally you are not required to undertake an inspection of the property. Use the plans provided to ascertain the information needed. Report Contents 1. Cover page 2. Index 3. Introduction 4. Planning Local Authority Town Planning Scheme (word maximum 1200 words) · Permitted uses · Plot ratio · Site cover · Setbacks · Car parking · Other requirements 5. Construction (word maximum 1500 words) · Detailed construction methodology · Sequence of construction events · Materials, labor, plant and equipment used 6. Environmental Considerations (word maximum 1500 words) · Describe what measures have been implemented in the design and construction of the development to ensure energy ratings have been met. · Outline measures that could have been incorporated into the design to make the building more energy efficient. 7. Cost Estimation · Estimate cost of the building and external improvements using the cost/m2 method. · Show all of your calculations in deriving your estimates 8. Summary/Reflection/Conclusion (word maximum 250 words) 9. Addenda • Additional diagrams and sketches, images (do not include the plans which have been provided to you) 10.
