Executive summary:

Construction projects are complex and full of uncertainties. Therefore, risk analysis and its management is important. Risks emerge from a number of the different phases.

There are multiple parties involved in construction projects. These are clientele, contractors, designers and financiers. These individuals and organisations have different experience and skill sets; and also have
different expectations. This leads to painpoints and misunderstandings . And it becomes difficult for even the most adept and experienced project manager and contractor to manage such projects.
Risk management is therefore necessary as it helps the main stakeholders – clientele, contractors or developer, experts, and material supplier – in order to achieve their expected end result and minimize the negative impacts on overall performance of projects that is measured in terms of time period, cost and quality standards.

“The problem multiplies with the size of the project as uncertainties in project outcome increase with size”(PMI, 2013). Construction projects face more uncertainties as compared to projects of a smaller size. Projects are more prone to uncertainty because of such factors as complex project management plan and plan execution complexity, involvement of different stakeholders(landowner, experts, contractors, suppliers, etc.), resources like human capital, materials, tools & technique, resource pool, and internal or external environmental factors.
Project management plan therefore can be to changes in the external or internal environment and not easy to predict. Construction projects are largely affected by cost increase. These cost increases can be with respect to required material.

There are many parties involved in such projects and maintaining smooth relationships with so many becomes a big issue. Projects like (construction project, information technology projects) are prone to more uncertainty thanks to their unlike specifications, such as large time period, convoluted processes, uncertain environment, and financial capability.
Work Breakdown Structure:
Work package description:Fixed cost base contract, design- bid - build basis procurement method
Non-functional requirement: Gas, sewage, electric wiring, plumbing, door & windows.
Estimation: Project Cost is five million dollar with a deadline may 2021. We will avoid time and cost overrun.
DYX is not involved either directly or indirectly in any design aspects of the project.
Construction will be done in six phases and four milestones.
