Introduction
For setting up a building in and Australian council, the owner and the builders have to follow certain policies and guidelines. It is a simple process but has to be conducted in a step by step procedure for getting a
pproval for constriction of building from the local council in Australia. The steps for building approval process from a local council are as follows:
1. Lodgement of Building application for approval: The process starts with the owner of the property lodging an application for approval of the building to the local council to obtain a building permit. Then the owner has to accept a fee proposal which is provided by the council. After which the owner needs to submit the building plans for assessment, application form duly filled with the supporting documents and fees to the building approval council.
2. Assessment of the building plan: the local council will assess the submitted plans and the supporting documents as per the guidelines of the local and state building codes and regulatory policies. Further on requirement of any other documentation, the owner will be asked to submit the same.
3. Issuance of building approval: Once the council approves the building plan, they issue a notice to the local council of the approval and their decisions. The documents are archived with the local council as well as sent to the owner.
4. Inspection process: The Council’s building approval department conduct a obligatory inspection for verification of the slab rate, footings and fire partition and upon satisfactory inspection issues Form 16s to the owner.
5. Completion of work and final certifications: Once the construction of the entire building is completed again an inspection is conducted by the council and upon satisfactory verification issues final inspection certificate F21 or F11. Thereafter, the local council, builder and the owner of the building are notified of the final inspection and the results of the building certifications.

In this document we will discuss about setting up a two storey building with three bedrooms with an in-ground swimming pool on a 1400 M2 block in the bushfire zone of New South Wales in Australia. But, with the recent bushfire occurrences in New South Wales, Australia in 2019, it took the lives of more than 33 people including four fire-fighters, engulfed 11 million hectares of land, bushes, parks and forest of Australia. As per an estimate by Professor Chris Dickman around 480 million animals were been affected by bushfire which started in September 2019. When it was the houses in the council of New South Wales, around five million hectares of land were affected destroying more than 2000 houses and forcing the residents to take shelter elsewhere. Considering the devastating effect of bushfire in New South Wales there has been certain modification in the existing building rules which needs to be adhered before construction of building in a bush fire zone in Australia.
