Assessment Extensions: Should a student require extra time to complete the assessment due to extenuating circumstances, they may apply in writing (email is sufficient) with a copy of their Photo ID, to Back to Basics for an extension. You may confer with other students, but you must not copy and submit the contents, or any part of another person’s work. Back to Basics retains a copy of each assessment task submitted and will compare works if it is very similar to, or the same as another submission. The copying and submitting of another person’s work as your own is plagiarism. Any student found guilty of this will be required to submit a new assessment. Unsuccessful Assessments/Resubmissions Assessments: When a student has not successfully completed an assessment task, the assessment task will be returned to the student with guidance and comments for successful completion. The resubmission must be received by Back to Basics within 4 weeks of the assessment date. Copies of Completed Assessments Assessment originals will be emailed to the student along with the Results Sheet. Back to Basics will retain a copy of each assessment task submission on file. Hard Copy:  NO STAPLES PLEASE! Documentation to be bound by paperclip, bulldog (foldback) clip, nalclips, etc.  Documents may be presented in a Sheet Protector (plastic sleeve), manila file, cardboard folder, or any other folder with the exception of those with spine width exceeding 2.5cm.  Paper is to be no larger than standard A4 or foolscap size.  All sheets are to be single sided (e.g. no printing on the back of a page) unless you are including pre-prepared brochures or documents.  Assignment pages must be numbered. (Typed or hand written). Electronic Copy:  Save a backup copy first. It is very important to save your work as you go and prior to submitting.  Ensure all required fields are filled and completed.  Click the Finalise Assessment button only when you are ready to submit as this will finalise your assessment and you cannot make any further changes. Part A
Procedure to administer all the clauses in a building contract:
For execution of a building contract the contract document must be signed by the contractor and owner. If either of the parties does not sign the designer will insure that the documents are signed by both the parties.
Then the contractor will visit the
owner’s site and personally identified and verified the conditions and requirements as per the contract documents.
All the documents like drawings, specifications and other documents prepared by the designer are to be retained by the owner and none of the documents can be retained by the contractor and subcontractor, except for a copy of contract record set by the contractor. But, the contract record set will be handed over to the owner on completion of the work.
During the work in progress the contractor may require extension of time which is a change in the date for completion of work. This alternation occurs due to circumstances which are uncontrollable by the Contractor. In such case the client will require to change the contract documents and pay compensation to the contractor both in time and money.
There may be cases where variations happen during construction of the project. It will be a written agreement between the contractor and the owner and will require additions and deductions which will need few modifications of work, rearrangement of resources and changes in the time and cost for completion of the work.
The owner will not release the entire money to the contractor until the entire tasks are completed. He will use the retention strategy where he will release only upto 50% of the total contract price on practical completion of the project and will pay the remaining amount on final completion of the project.
During the progress of the work, the proprietor will assess and maintain the contractor’s claim for the tasks completed by them. This is known as progress claim. The contractor claims based on each tasks completed and is an auto generated claim number is generated which is against the whole contract. Hence, the tasks are broken down into individual claims amounts.
There may be cases where the project is practically completed barring few minor changes and defects. There may be reasonable factors due to which the contractor is not rectifying the works. Here, documents and other information under the contract documents has handed over to the owner of the project.
There can be circumstances due to which the project owner can suspend the works by suspending the payment of the contractor. On the other hand, the contractor can suspend the work on grounds of employer’s breaches discovered by him. Since there is close association between suspension and termination of work and either parties to the contract must make the provision for termination of the contract at the end of the agreed suspension period.
There will be a statutory warranty which is an implied law in the contract between the contractors and the tradespersons that all the tasks and works will be performed in a manner as specified in the contract document. It also states that all the materials, supplies and work will be in compliance with the Home Building Act. The warranty is for a period of seven years and during disputes with the builder the owner should follow dispute resolution procedure.
During the progress of the work any defects discovered by the owner of the project is the liability of the Contractor although the defect was caused by sub contractors. Hence, for sub-contractor it is a no defects liability because the rights and duties of the sub-contractor are not governed by the owner contract documents. Hence, any defect works by sub-contractor and supplier is the sole responsibility of the contractor to rectify the defects.
