1a) Identifying the Suburb and Deciding the Land Size
Identifying the Suburb
According to the website, I can get a home loan of 470,000 AUD in the minimum interest rate and with the maximum time to return the borrowed amount while paying off interest. Therefore, I need to select a suburb for buying land or a house. Although, before selecting a suburb I need to be aware of some things to select the best suitable place so that I do not regret it. In order to choose the suburb, there are a few factors I have to look at and research on it.
Since I need to buy a land or a house in Perth due to my job, I have to research a few things and understand the situation there financially and practically before getting into purchasing. As for the purchase, I have to take a home loan and according to one website, my wife and I can apply for a home loan and be able to get to a low deposit facility with 30 years of whole time to pay it back.
The most important part is to look at the house or land prices in the suburbs and the percentage rate of those prices going up or down in the last five years (Hooper, Knuiman, Bull, Jones & Giles-Corti, 2015). Perth is usually one of the cheapest places in Australia. Yet the land prices are not super affordable if one looks at the numbers. The most affordable suburb to live in Perth right now is Armadale, which has an average price of 173,679 AUD. The most expensive lands can be found in Mandurah with land prices of 267,700 AUD on average.
Lands and houses are just not about building a home for the family. It is also about the surrounding area, the growth or expansion in the place, the neighbourhoods, and most of all it is about the investment (Armstrong, Clifton & Ryan, 2019). A property is an investment and it can be fruitful in the future. The places, which experience the most growth or an average of growth over the years, have better chances of having more people looking to buy properties. Thus, the value of the property can increase.
Therefore, opting for a suburb with an average growth if not the most is truly significant. Apart from this, the second most important factor is the transport system around the suburb. Usually, Perth is known for its vast railway system that covers a huge part of the state. The system is not only effective due to this but also time-efficient. The railways are mostly on time. Besides, the bus service system is also decent in the state. Trains and buses cover the transport issues for most of Perth citizens daily.
There are also other private transport facilities such as cabs etc. the next factor that has to be checked out is the universities, schools, and institutions. This option has to be kept open in case my partner and I decide to grow our family (Maginn, 2016). The neighbourhood is another significant aspect to check out. Since we are going to build a home there, it is more likely that we will be staying there for long years. Moreover, the neighbourhood has a great impact on livelihood. A locality with loud noises is not suitable to live. The loud noise can be caused by neighbours, a factory nearby, or anything else. However, whatever be the reason, it is not seemly at all.
Moreover, some localities supposedly breed criminals. These are the places that have criminals living there or had been living there but currently in prison. Overall, these places are not anticipated at all. Even though a place may not have criminals, but it can have sex offenders or criminals as such who are registered online. It is best to avoid such neighbourhoods as well. Neighbours are a great part of our lives. More or less, a person is bound to communicate with their Neighbors. The interaction can be great, which may offer a friend for life or if it turns bad, the neighbour will despise the person for the rest of their life.
Therefore, before selecting a house it is better to sort out some options and check out the place by ourselves. Real estate agents do not mention such things, let alone talk about it. Hence, it is best to go to these neighbourhoods and casually ask about the place to the ones living there. There is a huge chance that the person living there will vent about the bad factors way before they will come to the great things or advantages of living there. Looking at all the aforementioned aspects and analysing it, we have decided to buy land in Rockingham. It has one of the lowest numbers of criminals or assaulters and the land price is affordable. Moreover, it has a railway station belonging to the vast railway network of Perth.
Deciding the Land Size
One thing must be noted here that it is as important to invest in a land as much it is to invest in the construction of a house. A land poorly selected and bought may lead to bigger expenses in the coming days to fix the flaws. The current rate of one square meter land in Rockingham is approximately 500 AUD on an average (Schwitzgebel, 2017). Therefore, we are able to utilise the loaned amount on land purchasing and spend 260,000 AUD for 523 square meters.
1b) Choosing the Best Builder
The next part of the research is to look at the homebuilders in Rockingham and make a decision on which option to go for. As per the online resources, the average cost for constructing a home can be 150 AUD per square meter. It is merely the construction charges, which exclude the land value and any other permit that has to be obtained to carry forward the construction.
