The project was originally built in 1979 and has been vacant with utilities disconnected since 2017. The project was originally purchased as a starter home but may become an income property in the future. The owner is requiring a lot line to lot line refresh of the property. There are potential permits required to reconnect the utilities, but there is no major structural or mechanical additions or deletions expected. The suggested project budget is $50,000. The suggested project timeline is 6 weeks. Yard - Will be cleared of overgrown vegetation, and all debris, then install of ground cover. Roofing - will be removed of gravel, locate problem areas, make necessary repairs. Perform complete roof maintenance, repair penetration seals, around skylights, parapet flashing, and canals. Apply aluminum protective coating at all repairs. Exterior / Stucco /Paint-Exterior wall repair will consist of stucco repair and patch, trim repair, full synthetic stucco paint, and trim paint. Interior/ Drywall / Paint - Drywall will be repaired, wallpaper removed, trim replaced, door hardware replaced, wall and ceiling paint. Flooring - Tear out existing flooring, debris removal.
