You work for a housing builder who constructs homes for clients. You have managed to secure a client who wants to build with your company. The client has a budget of AUD$500,000 and is looking to build their new home within the next 12 months. Your task is to ensure you keep this client satisfied by building the home as per their requirements within the budget and timeline that they have given you.You are required to propose project management processes that can be used to efficiently manage, build and deliver the home for your client. You are expected to incorporate lean project management practices to ensure that you can meet the tight budget and timeline restrictions imposed on you.

Scenario and Tools selected:
The current project under focus is that of a housing builder. The Housing builder will undertake the projects to construct the houses in accordance with the client requirements, specifications and will deliver the same. The current report is presented in the capacity of an executive working for the housing builder. As of now, a client is secured and he showed interested to get his house constructed from the housing builder. The client is very specific in the total budget for the house as well as the total time span needed for the construction of the project. The total budget for the project is about $500,000 and the total time allowed for the construction of the project is about 12 months from now. Both the time and the cost budget for the project is very tight and hence to enforce the same lean project management regulations are to be enforced. The following part of the project will present with the complete details of the project management for the current task. The objective of the project management is to efficiently manage, build and deliver the home to the client. The key focus of the report is to detail the actual project management technique or techniques applied (PMBOK), to indicate the scope of the project in terms of the client requirements, to ensure that the communications are made relevant to all the stakeholders, to manage the sub-contractors and the vendors successfully. Also there is sufficient detailing provided about the application of the lean project management procedures to restrict the budget and the project completion time for the current project.
1.0 Overview of the project management processes to be applied for the current case:
1.1 Scope of the client requirements:
The current project scope (Scope of the construction of the house) will be managed in accordance with one of the knowledge areas of Project management Body of knowledge (PMBOK) (Low, 2018), the scope management. As per the scope management of the project it is very much required to focus on the following aspects of the project viz., Planning of the project, the controlling of the processes and finally the closing of the project. Each of these aspects will focus on the actual project scope management (Al Rubaiei et al., 2018).
· During the first phase of the scope management the actual ground planning will be done for the current project. Typical focus will be there on capturing the actual work that need to be done as well to define each of the work aspects in detail. Typical focus areas of the work will include detailing the actual ground floor plan (Carpet area, outer space around the house, internal layout, number of floors, layout of each room, provision of the facilities, the type of material to be employed, any expected standards of quality compliance etc. Each of these aspects will be detailed in the scope management planning document. Evidence for the approved planning will be collected in the form of the client specifications in the form of approved drawings, work plan and detailing documents etc. They will be prepared in both the 3D and 2D software copies and will be employed for detailed progress monitoring in the actual project management process.
· The next phase of the scope management will be in the form of the progress monitoring and the change management of the project. Typical measures of the same will include monitoring the project progression in the form of project accomplishment from time to time, developing the documentation for the same, comparing the base line scope with the actual project progress, Analysing the scope creep using variance analysis, analysis of the change requests, evaluation of the approval or disapproval of the change requests and suggesting with recommended course of action as per the agreed scope of the house construction project.
· The final phase of the scope management, closing will be done as per PMBOK scope management plan; the complete listing of the project deliverables and their auditing will be done. Secondly, the outcomes of the project will be audited against the original plan of the project to ensure that the scope is in compliance with the client specifications and the requirements.
1.2 Ensuring the efficiency and the effectiveness of the communication plan with all the stakeholders
Principles of PMBOK to ensure effective and efficient communication (Suzuki and pheng, 2019) for diverse stakeholders will be adopted in the current construction project.
