1. Introduction

t and processes used for execution.
· Ongoing debate on the best delivery system is yet to be answered.
· This presentation will discuss the best project delivery system for chosen case.
Project delivery method is a system majorly used by owner or the agency to facilitate the financing design, operations; construction and maintenance services in order to facilitate the entry further, into legal agreements with one or more contracting parties. Considering the theoretical perspective, there have been numerous proposed theories for project delivery system; however, choice of best delivery system requires compliance of plan with the nature of project. Therefore, this project will focus upon designing a project delivery system for the chosen case. Likewise, efforts will be made to present an effective methodology and implementation plan for the methodology along with results and expected outcomes.
2. Typical Delivery Models and Contexts
· Project delivery system or method is a comprehensive process.
· Delivery models present dynamic possibilities for assigning contractual responsibilities.
· Delivery models allow identification of possible limitations or obstructions associated with the project delivery.
· Construction Management at-Risk (CMR) has been prevailing in U.S since, 1970.
· Integrated project delivery (IPD) model is a newer and modern approach
Michael Kenig considers project delivery model as a comprehensive process and a legal document reflecting contractual responsibilities for designing the project. Choosing an effective delivery model is an essential process for the company or organisation and it is essential to consider the following three aspects when choosing project delivery method that are, project delivery system, procurement methods as well as contract methods (Gransberg, 2016). Project considerations could have a major impact on the selected delivery system or method and considerations such as, realistic budget, schedule, performance period; quality design process plays a major role.
The CMR model involves the preconstruction services that indicate that, the owner is not required to wait until the design is ready for selecting the contractor rather, the skills and the experience of the contractor along with the preconstruction services are the major aspects considered while selecting the contractor. Further, IPD is newer and one of the least commonly used project delivery models. This is majorly because, IPD requires a multi-party form of agreement or contract signed from the owner, engineers, lead contractors as well as, key specialty trades. Likewise, this model also provides areas for collaborative decision-making, lean construction methods and shared financial incentives. Therefore, IPD would be a preferable choice only for larger companies with all the above presented individuals except the owner (Fischer et al. 2017).
· Design-Bid-Build (DBB) is one of the most traditional project delivery models.
· It involves three sequential phases and is commonly paired with low bid procurement.
· This model suggests that contractor is not required to provide design, preconstruction or any other ancillary service.
· Design-build (DB) includes a designing builder and a single contract.
· In DB model, there is a single contact with owner to provide engineering as well as, designing services.
DBB is considered as one of the most traditional models because owner is required enters the contract with a professional design. The three sequential phases include design phase, biding phase and the actual building or construction phase (Park & Kwak, 2017). This eventually results into a fixed price contract where the bidding is already sealed. On the other hand, design build model or (DB model) is another famous project delivery model, which is characterised by a single point accountability for both designing and construction projects.
